LDC facilitated the entry of San Diego Community College District, a major landholder and employer in its region, into the affordable housing sector. LDC provided the District with a population analysis showing how District-sponsored affordable housing could benefit faculty, staff, and students. In addition, LDC analyzed seven sites owned by the District, informing the client on their potential for development as well as their eligibility for District Bonds, LIHTC, County affordable housing subsidies, City affordable housing subsidies, and funding streams specific to the education sector such as the California School Finance Authority’s Conduit Financing Program.

LDC finally produced a financial feasibility analysis and set of recommendations, providing a significant new player with the tools it needed to produce affordable housing for the San Diego region.
